Villa Puri Sejuk Estate is a truly magical and unique beachfront retreat set within a stunning rice field location. The 25-are Estate is at the end of a private drive running parallel to the beach, and the entrance is via a wooden footbridge over a narrow river, which is contained within a stone channel complete with a waterfall to one side of the house.

Puri Sejuk means ‘Cool Palace’; the fresh sea breezes are cool and refreshing, and the property is undoubtedly cool in both senses of the word.

The coconut grove gardens roll gently down to the beach and the unbroken view of Bali’s magnificent coastline is breathtaking. The villa is constructed of entirely organic materials, the first of its kind, and is a labour of love designed and created by its Italian owner, Kiko Croserio. Encompassed by nature within peaceful rural surroundings, it is nevertheless only thirty minutes drive from the fashionable shops, world class restaurants and vibrant nightspots of Seminyak, and about forty-five minutes’ drive from Bali’s International Airport. Most of the island’s main tourist attractions are within easy access.

A pathway and gentle cobbled steps lead through the soft green lawns to a freeform swimming pool punctuated by a flourishing fan palm on a small island in the centre. A comfortable outdoor leisure and barbeque area is furnished with cushioned daybeds and a table, next to a poolside shower room. A hedge of hibiscus borders a gently swaying field of rice and a walk through the coconut grove will take you down to the beach. The views are spectacular and the melodious sound of the waves is constant.

The downstairs living area is entered through tall, folding glass doors that open up to the garden and pool, allowing the natural light and cool breezes to permeate; the richly patterned floor is cool underfoot. A solid spiral staircase fashioned from merbau wood leads up to the “deck of the ship”, and when you walk into this room you will understand why the villa has been named after a cool palace. This enchanting upstairs living room boasts 180? of windows, each of which swing wide open on a horizontal hinge, to generate a sense of open-air living. The vista from here is truly awe-inspiring, with a spectacular panorama of rice fields, coconut trees, beach, Indian Ocean, and dramatic coastline all the way down to Uluwatu on the southwestern most tip of the island. West facing, this is also a wonderful spot for enjoying the sunsets, with comfortable cushioned sofas positioned to the best advantage.

The adjoining master bedroom is hung with diaphanous drapes and furnished with a desk, stylish table lamps and built-in storage space. It features a king-sized bed on a raised platform embellished with a bamboo veneer. An antique sliding door leads into a panoramic wooden bathroom with a brass washbasin and shower. The self-contained guest pavilion is located outside, adjacent to the swimming pool. This African influenced circular gazebo is painted red on the outside and boasts a conical thatched roof, bordered by gnarled frangipanis, a majestic breadfruit tree, and spiky pandanus. A red and black motif is woven into the smooth pebbled terrace and the river is channeled along one side. Guests will be soothed to sleep by the rushing water as it negotiates the weir.

The one-bedroom pavilion with en-suite shower room and dressing room, features ‘bengkirai’ or ironwood floors, timber shelving, built-in cupboard space and a canopied king size bed upon a raised platform.

Puri Sejuk is well suited for parties and barbeques and the beach is accessed via the garden. The ocean immediately in front of the property is safe for swimming and canoeing, and canoes are available for use. Further down the beach is dangerous for swimming but renowned for its world class surf breaks. The flat quiet country roads are ideal for bicycling and five pushbikes are available. A car and driver is also available for excursions.

Located in the picturesque area known as Umalas, the three ensuite bedroom villa, Umah Duri, is a short ten minute drive by car to the upscale areas of Seminyak and Legian, which boast some of the finest shopping, dining, and nightlife on the island, along with several fine beaches ideal for swimming and surfing. Guests approach the villa by passing by the security post at the entrance, and then through a stone yin-yang mosaic entrance. A long walled walkway flanked on both sides by blooming tropical bamboo native to Bali adds another level of privacy.

Two separate buildings constitute the main living areas of the villa, separated by an open lawn and swimming pool, and natural tiled walkways lined in decorative smooth stones. The slightly elevated main building consists of a living area and kitchen flanked on both sides by wrap-around veranda and two bedrooms with private ensuite bathrooms. A formal dining terrace is located to the far right of the structure. The master bedroom and its ensuite bathroom are situated in the second building. The recently completed Riverside Villa One is located just ten minutes from famous restaurants such as Kudeta and La Luciola, and is positioned just within the entrance to our boutique three-villa complex. Consisting of four bedrooms, Villa One has two main bedrooms in the villa itself and two bungalow bedrooms, nestled across the nearby river and accessible by footbridge. The complex is surrounded by exotic gardens and landscaping, with its own 14-meter pool with sun loungers and umbrellas to suit.

Villa Two terraced, landscaped grounds look down onto the living area, which is laid out around a split-level central living area for all to enjoy. The property is designed around a traditional Balinese-style open-sided living and dining area. The stunning main 12-meter x 8 meter open living and dining pavilion has been designed for relaxation and entertainment and provides optimum enjoyment of the wonderful ocean, river and unforgettable sunset views. The pavilion with its high natural alang alang grass ceiling, the tall supporting coconut columns and the cool cream terrazzo paved floors is the very essence of tropical living. The word Surya comes from the ancient Balinese language meaning sun. Vajra Villa is comprised of several thatched pavillions joined by stepping stones across a magical lotus pond; a pergola covered by hanging thunbergia flowers; floating stairs that stand beside a cascading waterfall veiling a traditional seated Buddha. A comfortable lounge area rests beside the cooling swimming pool and warming jacuzzi. Stone stairs lead to a ‘moon’ garden of white flowers and an intimate deck for massage. On the next level is a traditional open-sided pavillion known as a ‘bale’ for rest, meditation, yoga practice or simply to absorb the exquisite natural beauty. Wide open to the elements is the cathedral sized living/dining area with it’s marble floor, aviary and orchid garden. Protective blinds are lowered when the weather requires. Each bedroom is equipped with telephone and distinguished by its furnishings, antique and contemporary art objects and unique view. Two of the bathrooms have large terrazzo bathtubs and are set in their own gardens.

Music, which can be heard throughout the grounds, is controlled from the comfortable library which overlooks the living room. It is the entertainment center, offering a growing library, games, music, television, and DVD movies.

The villa includes 3 full bedrooms, and a lounge which can be converted to sleep two persons (hence our description of the villa as containing “3.5 bedrooms”). The total living area of the villa is 8,000 m2, and the total area of the ground is 18,867 m2.

The Master Bedroom, Guest Room, Studio and Study each feature individually controlled air-conditioning units and powerful ceiling fans to keep the rooms pleasantly cool. There are telephone lines for IDD calls and in-house calls in each room, and also safety deposit boxes. At night the villa takes on a different persona, with cleverly concealed lighting. Guests will appreciate the fresh cool air, and will be serenaded by a chorus of frog song to the accompaniment of ritual music from the village temples and the constant murmur of the river.

There is a barbeque terrace at the front of the villa beside the rice fields and parking space for up to six vehicles. Due to the steep hillside elevation, the villa is not recommended for disabled people or young children.

Villa Puri Uma Dewi is constructed in a complete rectangular encircling a large tropical garden and private swimming pool, on all sides. A long covered walkway with wooden floors and handrails connect the separate pavilions and structures of the main building and guest compound. Gates open to the inner garden and pool areas, which are an excellent deterrent for families with small children. The main structure has a main fully equipped kitchen and spacious living area with an upper level built-in sofa with cushions for group entertaining, which is located next to another living area with sofas. In the rear area of the main structure 3 air-conditioned bedrooms are located with large en-suite bathrooms. The guest compound has a separate kitchen and 2 air-conditioned bedrooms with bathrooms.

Both the main structure and guest compound have a TV/Study room adjacent to the master bedrooms, which can be used as optional bedrooms or rooms for small children. Villa Puri Uma Dewi is ideal for families and small groups. The buildings are spread out throughout the property, thus assuring privacy. The interior design is tasteful and stylish. Villa Jodie in Seminyak – at the heart of Bali’s dining and entertainment precinct – is an elegant villa complex that enjoys the best of both worlds. On one side of sturdy wooden doors lies the sizzle of Seminyak; on the other is a lilac-hued world of peace and luxury living.

Breakfast, and any other meal you wish cooked for you, is served from your own kitchen in your own private dining area.

100% Cotton Sheets are changed daily, with beautiful fluffy towels ready for you when you emerge from your petal-strewn bath, which is open to the sky.

Each bedroom has a satellite television. In the bathroom, you will find specially designed Villa Jodie toiletries, a hairdryer and an international power point. An iron and an ironing board are available from housekeeping.

In the sitting area, there is another television, which is not only connected to the satellite but also has a DVD/CD player. At Guest Relations there is a library of discs, books, magazines and tourist information.

The Villa Jodie staff are all experienced in tourism and Villa life. They will help you organize your daily plans, be it the development of your films, a driver and a car – or just a car if you’re game to drive – groceries from the supermarket, a massage, a pedicure, a manicure, change your currency (without commission), do your laundry and all at prices that will astound you as they are far below 5 star costs.

There is 24/7 security, so you can feel comfortable as you lie back in your private space and the main bedroom in each villa has a small safe for those little items you need to have on hand. There is a larger safe in the Manager’s office

Angel’s Villa is a single-storey, three-bedroom villa, complete with a 12 x 3 metre lap pool, hidden in the heart of the Petitenget area on Bali’s south-western coast. The villa is comprised of two buildings and a relaxation pavilion set within a compact walled garden planted with heliconia and palms. The style is simple and minimalist, characterised by clean lines, fresh décor and privacy. The colour scheme is chocolate and coffee, with crisp white walls displaying some colourful local artwork. The villa is equipped with WiFi Internet access and numerous other thoughtful considerations for the comfort of the guests. The entrance is marked by a rustic wooden door, and the artwork includes antique sculptures lovingly collected by the owner from the East Nusa Tenggara islands of Indonesia.

Location

Angel’s Villa is a mere twenty-five minutes’ drive from the airport, and is conveniently located for all of the main shops, tourist attractions and vibrant nightspots. The villa is just a few minutes’ walk from a wide choice of internationally acclaimed restaurants, including the famous Ku Dé Ta, Hu’u Bar, Living Room and La Lucciola. It is also within walking distance of a collection of designer boutiques, and only one kilometre from the magnificent Seminyak beach, renowned for its world-class surf breaks, panoramic coastline views and legendary sunsets.

Bedrooms & Bathrooms

All three of the bedrooms are located poolside, and each is complemented by a private en-suite bathroom. Two of the bedrooms form part of the main building, and the third bedroom rests within its own self-contained pavilion. Each bedroom is accessed from the garden via sliding glass doors, and each features a cool tiled floor, discreet ceiling lights, air-conditioning and the additional provision of a ceiling fan. Contemporary furnishings in each room include custom built king-size beds, bedside tables and lamps, floor to ceiling curtains, full length mirrors, desks and comfy chairs. In two of the bedrooms, a dressing area is located behind the bed and completed by a wall of fitted wardrobes, shelves and drawers, fashioned in stylish dark wood. The third bedroom is also well equipped with a wardrobe and storage space.

Adjacent bathrooms follow a chic black and white theme, and are accessed from the bedrooms via sliding glass doors. Each is fitted with a bathtub, a black marble vanity unit and white ceramic washbasins. Two of the bathrooms present twin washbasins. Toilets and rain showers are hidden separately behind private doors within each bathroom, and are fitted with extractor fans. One of bathrooms boasts a rain shower that is open to the sky; it is encompassed by fluted grey granite walls and a matching non-slip floor, and is fitted with a fly screen overhead for the comfort of the guests. The other two bathrooms feature indoor rain showers positioned within spacious cubicles attractively finished with mosaic tiled splash backs.

Open-air Living Space

The open-air living space is located poolside under an innovative bamboo roof, which lets in the light while shading guests from the sun. This is a delightful place to relax and socialise on deeply cushioned sofas and ottomans.

Pool, Sundeck and Bale

The 12 x 3 metre lap pool runs the length of the walled garden, and is directly accessed from each of the bedrooms and living areas. The pool is 1.6 metres deep throughout, and is flanked by an ironwood sundeck at one end, furnished with three sun beds. No chemicals are used in the pool; instead it employs an advanced ioniser filter system that is soft on the earth and gentle on the skin. A romantic wooden bale is tucked away in a private corner; this open-sided relaxation pavilion is characterised by a raised floor furnished with a large mattress and cushions under a thatched roof. It is fitted with an electric fan, lights and music speakers. This is another lovely spot for chilling out with a book, or enjoying an afternoon cocktail.

Living & Dining Room

The semi open-air living and dining room is cooled by natural breezes and ceiling fans. The living area is tastefully furnished with comfortable sofas, ottomans, floor rugs, and modern white storage units. It is equipped with a 39-inch, LCD, flat screen, satellite TV, together with a DVD/CD player and quality sound speakers. Resting in pride of place is the villa’s namesake, a 19th century carved marble angel from Timor.

A guest washroom is situated off the living room.

The dining area overlooks the swimming pool, and is furnished with a large rustic table with a glass top, flanked by eight comfortable cushioned dining chairs.

Kitchen

The kitchen is a dream in black and white, with mosaic tiles, a marble worktop, a large cooker and a hob. There is also a ceiling fan. Fully equipped with microwave, juicer, electrical gadgets and utensils, the kitchen provides everything that the staff needs in order to prepare delicious meals. It is actually two kitchens in one, boasting a wet and a dry area. The provision of a separate staff entrance ensures that guests’ privacy is never disturbed. The staff also uses a separate and discreet route around the back of the property. The staff quarters are out of sight and include a laundry and a generator.

Istana Semer” has for many years been considered one of Bali’s most luxurious villas available for rental accommodation. It is the “Classic Villa”. Set in beautifully landscaped, tropical gardens with views over terraced rice paddies, the position of the house enables one to enjoy the ocean breezes, as well as the famous Bali sunsets.

Because of its slightly out of town setting, it has the double attraction of being relatively close to everything one might need, while being far enough away to retain a peaceful rural feel. The surrounding village is traditional Balinese, and retains large expanses of pictorial rice fields. This six-bedroom villa and its immense property have the spectacular attribute of being set directly on the beach, and the ocean view enhances the enticing attributes of this prime estate.

The villa is set on a gorgeous sprawling property, the gardens of which have been maturing for over a decade. To the left of the building is an immense vegetable garden, large yard, and tennis court. Between the main structure and the beach is a swimming pool and indoor sauna set within a manicured lawn strewn with coconut palms and two relaxation bales. The gated villa entrance has ample parking and a security post to guard one’s interests whilst ensuring one’s safety.

Upon entering the grounds one is led down a wooden walkway past a large limestone alligator carving and elaborate water ponds. These water gardens are filled with colourful fish and flowers, and completely surround the main building. The spacious common living areas of the villa are floored in marble, and the actual structure is composed of white stucco ceilings framed by huge ironwood beams supported by matching columns, making the areas completely open-air.

The first area is the dining room, which boasts a massive teak table that seats twelve and looks out over the blooming gardens to the ocean. The fully equipped kitchen is set off to the side of the dining room and can be reached by way of a small bridge.

The first floor living room features wooden tables, rattan armchairs and couches situated so as to create two sitting areas. Artwork collected from around the Indonesian archipelago abounds, enhancing the exotic atmosphere and creating a rich ambience ideal for thoughtful repose. The air is permeated with the sounds of crashing waves and the melodious chirping of tropical birds, which inhabit the flourishing tropical gardens.

Each of the six bedrooms consists of an enclosed air-conditioned room with its own ensuite bathroom. The floors and ceilings are made of ironwood, and each of the bedrooms have at least one glass wall overlooking the ocean-side gardens of the estate. All of the ensuite bathrooms are floored and walled with caramel marble, and have screened-windows overlooking the front gardens.

Set off to the right of the living room when walking straight from the dining area is the first bedroom. The entrance to this bedroom is a traditional Balinese variegated carved doorway, which opens up to reveal two queen sized wooden canopy beds with blue cotton bedcovers from India. Delicate white mosquito nets subtly accented by white flower patterns are draped from the canopies, and reading lights are tactfully attached to the supports for convenience. The beds are separated by a blue Ikat wall hanging and a wooden bedside table upon which rests a porcelain lamp from Hong Kong. The room is flanked on one side by glass, which looks out over the living room and pool table when the white draperies are opened. A rich red Oriental carpet delightfully compliments the ironwood floors. The rest of the furniture consists of a modest wood standing wardrobe and a small writing table with matching chairs.

Within the spacious marble bathroom, a large mask of a meditative face with closed eyes hangs on the wall behind the double showers, mounted on square marble pillars. A wooden towel rack and copper elephant stand sit by the stairs leading into the sunken marble tub which can be filled for a luxurious bath.

On both sides of the doorway to the second bedroom are two majestic red lion-like sculptures. Two wooden queen sized beds with red bedcovers sit on either side of a small table and lamp, behind which is a wall of windows overlooking the garden. The front windows look out to a lily pond filled with fish and two fountains in the form of carved stone tortoises, spouting water from their mouths. Bamboo blinds can be drawn down in the bedroom for privacy. The décor in this room consists of a plain wooden wardrobe, a desk, and matching chairs, and is highlighted by a red and blue Oriental carpet, and two original antique Chinese paintings to either side of the ironwood door leading to the large robe and ensuite bathroom.

An imported pool table sits off to the side of the living room near the ironwood staircase that leads to the second storey. The stairs are divided by a small landing, over which an arched wood doorframe tactfully splits the sunlight. Balinese paintings depicting village life adorn the walls, and a swinging ironwood gate opens up to second floor. The entire second storey is floored in ironwood, and a timber-lined cathedral style alang-alang ceiling opens up the space.

To the immediate left of the staircase, one walks past another large painting and through a set of picturesque carved doors into the first master bedroom. This sublime room is walled on three sides by sliding glass windows with white linen drapes that can be drawn for privacy. An Ikat weaving hangs on the fourth wall between the entrance and the bathroom doorway. The entire bedroom is surrounded by a balcony, which overlooks the front and back gardens, and the vegetable garden to the side. The tremendous bed sits in the middle of the room with a view of the ocean, and boasts a finely dyed cotton red and white bedcover made in India in karma sutra style. Imported Oriental carpets encircle the bed, and an elaborate Chinese style sofa from Java sits off to the side. The ensuite bathroom is another symphony of marble and indulgence.

The fourth bedroom overlooks the balcony to one side and offers a sea view to the other. The most notable decoration in this room is the complex mirrored wall hanging from India. As in the other bedrooms, a table and matching sitting chairs and a standing wardrobe make up the rest of the furniture.

The sixth bedroom was added in early 2006 and designed in keeping with the original house. The large suite has an impressive carved wooden wall and luxurious ensuite bathroom. Glass doors open to a large balcony area overlooking the gardens.

The second master bedroom is boasts sliding glass doors overlooking the ocean open up to expose the elegantly carved canopy bed. The white bedcover is of handmade Indian lace, matched by the elegant mosquito net, hand painted in India. A unique Javanese batik wall hanging backs the bed, and depicts a forest setting with animals grazing

The upstairs living area consists of one main sitting area overlooking a tremendous balcony upon which are set two batik-covered massage tables. Flower boxes filled with fragrant blooming plants surround the balcony. A tall table is situated behind the sitting area, upon which a projector can be put, while a large screen can be pulled down from the ironwood columns framing the scene for movie-viewing. An attractive Chinese-style canopy day bed with mirrored Indian bedcovers sits to one side, offering an enticing spot from which to enjoy the fabulous property and the view it offers its guests.

One can walk out to the actual ground of the property by way of the first floor living area, past two Chinese sofa beds and three crouching Buddha statues. The marble floor is traded for a wood-planked walkway, leading out through the flourishing gardens to the enormous swimming pool. The pool is surrounded by a wood deck, which supports numerous lounge chairs and two hammocks. To the side of the swimming pool is an alluring indoor sauna, completely made of tropical hardwood and roofed with alang-alang. One way glass ensures privacy while inside, yet allowing one to look out to the left towards the vegetable garden and tennis courts, or to the two beachside relaxation bales, ideal for meditation or yoga.

The gate leading to the beach is next to the bales. The tennis court is set on a slightly elevated plane near the beach, and the thick foliage lining the fence tactfully maintaining privacy by sufficiently obstructing the view of the villa without blocking the ocean view from the property. The manicured lawn that makes up the majority of the grounds offers an ideal setting for hosting weddings or large events.

Umalas is a peaceful and quiet village, containing a number of villas as well as the famous riding stables. A pleasant 15 minute walk across the rice paddies brings you to Batu Belig beach, and some of Bali’s best-known beachside restaurants.

The Villa is located only a few minutes drive to the fashionable Seminyak area featuring a fine selection of boutiques, antique shops and some of the highest-quality delicatessan shops and bakeries in Bali.

Our villa which is one of the newest in Bali, having been completed in January 2003, was designed and constructed by the well-known company, DG Jones, builders of the Four Seasons Hotel in Bali as well as a number of other villas which are the highest standard on the island.

The property is designed around a traditional Balinese-style open-sided living room that leads to the pool deck and 18m pool. There is a master suite consisting of bedroom, bathroom and sitting room (air-conditioned) and two verandahs, a principal guest suite, and three further bedrooms, all with private, outdoor-garden bathrooms.

We also have an upper-floor verandah-style living room overlooking the whole property as well
benefiting frm panoramic views of the river and rice-fields. There is a separate formal dining
room overlooking the pool and the rice-paddies as well as an informal outdoor dining-deck next to the pool.

The gardens are extensive and provide space, serenity and views that complement the atmosphere of this traditionally-styled and private compound.

Our staff prepares a full range of breakfast including plenty of fresh fruit, some of which is home-grown!

We have a state-of-the-art coffee machine so all requirements can be catered for.

We have an excellent cook who is capable of preparing a wide variety of Asian and Western dishes. A menu selection is provided but we would recommend discussing the options with the cook for a more personal touch.

The sources of fresh food in Bali are wide and extensive in terms of locally grown aswell as imported varieties.

Staff

We have an in-house villa manager who oversees the work of all the staff as well as arranging all other services such as restaurant bookings, trips, tours, any shopping that is needed etc. 2 additional ladies reside at the villa and are available at all times. Laundry is done in-house and dry-cleaning is sent out. Additional staff are made available at the villa to complement the number of people staying at any one time such that rooms are maintained in perfect condition at all times. 3 security staff attend the house and grounds at night.

The property is entered through an ornately framed wooden doorway, behind which stands a Balinese Hindu feature known as the ‘aling aling’ – a short screen wall devised to protect the property from troublesome and malign influences, because evil spirits have great difficulty in turning corners! A waterfall cascades into the pool producing a “glass like” view across the pool to the feature bale. This also has the effect of producing gasps of surprise and delight from the guests as they step past the wall and view the property for the first time. Boasting contemporary minimalist architecture and a tropical open-living concept with Balinese influences, Villa Asta is comprised of 4 separate living, dining and sleeping pavilions. The warm teak wood floors, richly grained coconut wood pillars, creamy white Palimanan stone terraces, cool marble fixtures, slate floors, and random rock walls form the dominant components, juxtaposed against koi (fish) ponds, water spouts and the natural greenery of Bali’s exotic plants.

The sleeping pavilion houses 2 air-conditioned double bedrooms complete with en-suite bathrooms, and a pool terrace. Each is tastefully decorated with bold colours, rich fabrics and bright scatter cushions, local artwork and artefacts. Sliding glass doors lead into the private garden bathrooms, each one dominated by a splendid, oversized, marble bathtub as its central feature, and sheltered from the elements by the eaves of the roof. The plunge pool can be accessed by exterior bathrooms doors, thus avoiding the need to walk through the bedrooms.

Three further bedrooms and the games room are located at the far end of the garden, away from the main living areas. This 2- storey pavilion houses 3 bedrooms downstairs. Each of the air conditioned bedrooms can be made up with either king size beds or twin beds. Both configurations also feature 2 rollaway beds. The bedrooms are accessed by sliding glass doors from a colonnaded terrace, and each boasts a walk-in wardrobe, an en-suite garden bathroom with toilet, shower, washbowl, vanity unit, and a traditional ’mandi’- an outdoor urn fed by a waterspout.

Sliding opaque glass doors lead from the dining area into an air-conditioned den. This cosy snug is furnished with deeply cushioned lounges and a big lazy chair. It also doubles as an office, and is equipped with a built-in desk and fitted cupboards, a computer with Internet access, a printer, a 32-inch plasma TV with over 25 satellite channels, DVD and a high quality sound system linked to speakers in the living and dining areas. The walls are graced with colourful local artwork and artifacts.

Living Pavilions
The living pavilion is open on 4 sides and features a soaring ‘alang alang’ thatched roof supported by coconut wood pillars above a cream Palimanan stone floor. Ceiling fans and gentle breezes keep this area cool; it is tastefully furnished with a cushioned rattan sofa, chairs, and a glass topped rattan table. This pavilion is also linked to the central music system with surround speakers in the roof.

Dining Pavilions

The open-sided dining pavilion is furnished with a long table which seats up to 18, boasting padded chairs and an orange theme. Cooled by natural breezes it also features a teak wood floor, paddle fans and pendulous lanterns suspended from its pitched roof. Ideal for entertaining, this ample pavilion is linked to a quality music system with surround speakers in the roof.

Adjacent to the dining pavilion is a fully equipped, open-air service kitchen, characterised by a slate floor, teak cupboards, and black marble work surfaces. Here, the chef will prepare delicious breakfasts, lunches, dinners, snacks and refreshments, in accordance with guest requirements. The marble bar, complete with bar stools, is a great place for enjoying a casual breakfast or socialising with friends.

The immaculate garden is dominated by a dramatic freeform swimming pool. Shallow layers within the pool step down into the deepest 5-metre section, immediately beneath a 3-metre-high, 2-storey ‘bale’ relaxation pavilion. Shaded by a thatched roof, this elevated, double-decker pavilion offers spectacular rice field views from the top. A circular timber deck rests beside the pool, complete with sunloungers and umbrellas.

Villa Atas Ombak, Indonesian for “Villa On The Waves”, is directly located on the beach only a few kilometers north of Legian. Featuring breathtaking views of Bali’s famous sunsets, the Villa was completed in mid-1995 and encompasses an acre and a half of garden area, with over 100 meters of beach frontage. It also includes a large swimming pool, a main building with three bedrooms, a large entertainment pavilion that functions as an open-air living room, and a separate guesthouse containing another two bedrooms. The approach to Villa M is through the Balinese village of Umalas, the narrow country lane then winds through the rice fields for another two kilometres before reaching the main entrance and reception pavilion via a large courtyard with a sizeable parking area.

The expansive gardens, created by landscape designer Anto Kusnanto, are planted with sweet scented flowers and trees, and presided over by a large relaxation gazebo with a daybed. The spacious lawns offer an ideal setting for parties, weddings and dance performances.

One-Bedroom villa

The ground level air-conditioned bedroom offers direct access to the pool, and is characterised by a timber floor, dark wooden furnishings and a king size, canopied bed under a soaring roof. There is a flat screen, LCD satellite TV mounted on the wall, complete with DVD player and quality sound system. Three floor-to-ceiling glass doors open out into the garden. There is a dressing area behind the bed, two huge wall mirrors, built in wardrobes and a dressing table.

The adjoining bathroom is light and airy with a polished concrete floor and a large porthole window overlooking the pool. The bathroom is fitted with top quality Kohler sanitary ware, including a terrazzo bathtub, twin washbasins, a toilet and an award-winning ‘Rain Forest’ shower positioned within a clear glass cubicle.

With the pool on one side and a small walled garden on the other, guests have the option of opening all of the glass doors to create an open-air experience, and the clever design allows guests to step directly from the bathroom into the swimming pool.

The sitting and dining room is a single storey, air-conditioned building with a high roof. It is elegantly furnished with a solid wood circular dining table for four, a comfortable sofa, ottomans and a coffee table, and equipped with a satellite TV, DVD player and quality sound system.

Colourful artwork adorns the fresh white walls, and the provision of three sliding glass doors ensures that guests can fully appreciate the captivating view and the cool breezes. The well-equipped open plan kitchen is incorporated at the far end, featuring cream terrazzo worktops, a serving area, and dark wood units.

The large, cobalt blue tiled, infinity edge swimming pool measures 4 x 12 metres, and is perfect for swimming laps. It is flanked by a timber deck, which is furnished with sunloungers. A raised and cushioned ‘bale’ relaxation pavilion at one end is a great spot for chilling out.

The garden is bordered by a glass wall designed to maximize the rice field view and highlight the awareness of being positioned directly in the middle of such a gorgeous rural area.

Three-Bedroom villa

The three ground level bedrooms feature bengkirai wood floors, dark wooden furnishings, king size beds and fitted wardrobes under soaring roofs. Each is equipped with a wall mounted, flat screen LCD satellite TV, complemented by a DVD player and sound system. Floor-to-ceiling glass doors open out into the garden. Two of the bedrooms share a centrally positioned bathroom complete with a large frosted glass porthole window.

The two bathrooms have polished concrete floors, and are fitted with top quality Kohler sanitary ware, each with a large terrazzo bathtub, a toilet, twin washbasins, and an award-winning ‘Rain Forest’ shower positioned within a cubicle. One of the bathrooms boasts sliding glass doors on two sides bordered by a narrow walled garden. The glass doors can be opened to create an al fresco bathing experience.

The air-conditioned sitting and dining room features a solid wood floor and sliding glass doors on two sides, with direct access to the swimming pool and pool deck. There is a well equipped open plan kitchen, a large dining table for eight, comfortable sofas and chairs, and a satellite TV, DVD player and sound system. A guest washroom is located to one side, and a large wooden statue of a Balinese goddess rests within an alcove.

Timber clad stairs lead from the downstairs living area up to an open air deck sheltered by a thatched roof. This cool and breezy upstairs sitting room offers breathtaking views, and is furnished with daybeds and a low coffee table. Open on two sides, blinds can be dropped for privacy. There is also the provision of ceiling fans.

The Istana resides on a southwestern tip of Bali, Indonesia, in an area named The Bukit. With an extensive staff providing a level of service unrivaled outside of a luxury hotel, restaurant standard food, a full time manager, butlers and chauffeur – all devoted to facilitating intimate service amongst private splendor – there is no parallel.

The Istana offers a standard of privacy that exceeds hotel levels. Staff are specially trained to be discreet and to provide guests with the utmost in privacy. Staff will never disturb guests while they are in their room, and will always consult before entering rooms to clean. It is not uncommon for guests to prefer complete privacy during the length or a part of their stay, and should this be the case, the villa manager will gladly arrange.

Dining Room
This air-conditioned area is enclosed by four sets of swinging glass doors that can open up if desired, and overlooks the lily water gardens to one side, and the ocean to the other. The solid teakwood feature table comfortably seats ten, and the specially designed lighting ambiance provides an intimate atmosphere.

Dotcom Room
The Dotcom room is an air-conditioned enclosed space, which can be opened to overlook both the front and back of the estate. A massive relaxation couch easily seats the guest capacity. Covered in Thai silk pillows, it faces a wide-screen projection TV and entertainment centre. Alcoves behind house a work space and computer with Broadband high-speed internet access, providing a convenient place to catch up with the outside world. Wireless internet connection is also available should guests wish to connect their own laptop.

Master Suite
The master bedroom is a standalone structure with its own entrance for complete privacy. It features its own sheltered deck, swimming pool, outdoor shower and lounge chairs. Inside there is a kitchenette, living space, bedroom suite, walk-in closet and also an indoor/outdoor Bali-style ensuite bathroom. A large day bed sits on the deck with views over the private pool, relaxation bale and ocean.

Bedroom Suites
The four matching bedrooms are comprised of a suite, capacious walk-in closet, and indoor/outdoor bathrooms, which feature indoor showers that face open-air private courtyards with sunken bathtubs.

The two suites facing the entrance open up to views of the gardens, and the two suites facing the ocean open up to the dramatic outlook. All suites are fully air-conditioned and feature sliding glass doors to select open-plan living or enclosed for temperature control and privacy.

Grounds
The grounds of the estate comprise two levels, divided by the main pool. The upper level consists of a large bed of thick, soft grass, water fountain gardens and shaded coconut palm tree areas. The lower level consists of succulent ground cover and a sprawling lawn – ideal for wedding parties or events.

Ensuring privacy and security of guests, The Istana is surrounded by massive white walls and is only accessible through a constantly staffed gate. Within is a large parking area able to accommodate many vehicles.

Pool
Stretching thirty-two meters along the front of the estate, The Istana’s main swimming pool has a breathtaking side to side infinity edge on the ocean side. West Javanese green granite stone lines the pool which, when lit, glows aquamarine and provides one of the estate’s most aesthetic elements.

The Master suite also has its own swimming pool and deck area.

Bale
The relaxation bale is set near the cliff face adjacent to the property’s Hindu shrine. At sunset when Bali’s volcanoes are silhouetted against the north-western sky, it is one of the most spectacular settings anywhere in the world and perfect for dining and relaxation. Nighttime fishing boat lights provide a magical backdrop.

In the quiet, unspoiled village of Lodtunduh, three kilometers south of Ubud, Villa Pantulan overlooks verdant rice fields and Mount Batukaru. From the moment our gates are opened, you enter a world of enchantment, seclusion and tranquility, far from the noisy, crowded beach hotels and busy roads of Bali.

Villa Pantulan comprises four pavilions, an artists studio and a meditation/massage bale. All buildings have traditional alang alang roofs (thatched), wood and terrazzo floors. The five bedrooms, which sleep ten comfortably, have sliding louvered and glass doors that open up completely to allow the cool mountain air to circulate and all rooms have ceiling fans.

The open environment of Villa Pantulan is an ever-changing scene depending on the season. The rice fields glimmer in shades of green and brown, and at sunset, when the sun descends behind the tree line, the frogs and crickets begin their nightly symphony and the mountain air brings a cool breeze.

The villa is built around several water features including a reflecting pond, lily pond, swimming pool and a small bamboo forest waterfall. It is well suited for small weddings, a health/yoga retreat, or a corporate team seeking privacy and luxury.
We take great pride in the beauty of our home and have furnished it with many exquisite works of art both modern and antique. Great care has been taken to provide our guests with as many amenities as possible. Beautiful Balinese cotton kimonos and slippers are available for your comfort and to take home as a souvenir of Villa Pantulan.

Pavilions

The Pantulan Pavilion includes a living room, dining room, gourmet kitchen, library, entertainment room and bathroom. All spaces are connected by a soaring alang alang roof and walkways to each separate pavilion offering panoramic views to the rest of the house and the rice fields beyond.

Our gourmet kitchen is fully equipped to allow our staff to create memorable meals for your pleasure, offering both European and Balinese meals upon request. We also offer fine Australian wines, as well as a selection of beers and soft drinks. Breakfast is included in your package.

The Dining Room

The dining room is an extension of the kitchen dominated by a five meter mirbau wood table. Seating sixteen people comfortably, it overlooks the reflecting pond on one side and the bamboo waterfall on the other.

The Living Room

The living room is open to the rice fields and the lotus pond. The comfortable terrazzo seating is covered in cushions decorated in navy and gray Balinese cotton. A small table situated on the
rice field side gives splendid views in the morning while taking breakfast, or for playing games on a hot afternoon.

Above the living room, the library contains a PC and printer for your convenience. As of now, there is no internet connection available at Villa Pantulan.
However, there are many excellent connections in Ubud, ten minutes away. It is also a comfortable place to read in privacy.

Our entertainment room includes a satellite television, DVD, music system and a Playstation. There are over 200 DVDs, as well as many CDs for your entertainment. Comfortably decorated in shades of green, the surround seating and futon mattress make it hard to leave this comfortable viewing room.

The bathroom conveniently situated next to the entertainment room is also used as a pool bathroom. Like all the bathrooms at Villa Pantulan, it has its own exterior garden.

The Lotus Pavilion

The Lotus Pavilion is a two-story structure comprising sitting room, bedroom and bathroom. On the ground floor, a stunning wall carving depicting village life adorns the back wall. A small sofa, two chairs, a coffee table and a sofa table are covered in brown Balinese cotton. On the table and long benches are fine examples of Balinese glass and traditional wooden boat.

Upstairs, a large bedroom overlooks the rice field and swimming pool. A beautiful white stone Buddha head decorates the back of the bed.

The bathroom on the ground floor is a striking bamboo and white pebble garden designed around the outdoor shower. Two porcelain bowls set on terrazzo counters and Italian lighting fixtures make this a stunning bathroom.

The Temple Garden Pavilion

The Temple Garden Pavilion has two bedrooms, both decorated in shades of tropical green and deep sea blue. In each room, a queen size bed is surrounded by a white mosquito net

Swimming Pool

Beyond Pantulan Pavilion is the swimming pool. Built for laps, it is twenty-five meters long with an infinity edge flowing towards the rice fields.

The Rice Field Pavilion

Behind the Lotus Pavilion, tucked away discretely behind the wall, is the Rice Field Pavilion. A two bedrooms structure decorated in shades of Irish green, Balinese red and black add dramatic flair to an already dramatic setting.

Massage Bale

At the south end of the pool is a massage/meditation bale. A single storey structure decorated with fine white cotton curtains for privacy. All massage therapists can be booked through our villa manager.

Laundry

Our staff will be pleased to take care of your simple laundry needs. If you should require dry cleaning, it will be sent out at an additional charge.
